Meet with a real estate professional

Begin by meeting with a real estate agent to discuss your goals, timeline, and any specific requirements you have for the sale of your home. I will provide valuable insights into the local market and offer guidance on preparing your home for sale.

Establish a Price

As your agent, I will conduct a thorough evaluation of your property, considering factors such as its condition, location, and recent sales in the area. Based on this assessment, I will recommend a competitive listing price to maximize your home's value and attract potential buyers.

Listing Agreement

Once the listing price and terms have been agreed upon, you'll sign a listing agreement, granting me the authority to market and sell your home on your behalf. This agreement outlines my responsibilities, commission structure, and duration of the listing.

Prepare your home for sale

Now it is to prepare your home for listing. This may involve making repairs, decluttering, staging the property, and enhancing curb appeal to make a positive impression on buyers. I will give you advice on what things you should do and what may not be worth your time.

Marketing Strategy

I will develop a comprehensive marketing strategy to showcase your home to potential buyers. This will include professional photography, listing your home online, open houses, targeted advertising, and more to reach a wide audience.

Showings & Open Houses

I will schedule and facilitate showings and open houses to allow interested buyers to view your property. If you are still living in the home, you will have the ability to accept or deny all showings. I will provide guidance on presenting your home in the best light and gather feedback from prospective buyers.

Reviewing & negotiating offers

When you receive offers on your home, I will review them with you, explaining the terms and helping you decide whether to accept, reject, or counteroffer. I will negotiate on your behalf to achieve the best possible outcome.

Accepting an offer

Once you've reached an agreement with a buyer, you'll accept their offer and sign a purchase agreement outlining the terms of the sale, including the sale price, contingencies, and closing date.

Attorney Review

In the attorney review period, the buyer will have the opportunity to complete inspections and an appraisal, if required by the lender. I'll ensure that any issues identified are addressed promptly and assist in negotiating repairs or adjustments to the sale price if necessary.

Closing Preperation

Leading up to the closing date, I will work closely with you, the buyer's agent, and other parties involved in the transaction to ensure all necessary paperwork is in order and that the closing process proceeds smoothly.

Closing Day

You will either pre-sign documents with the attorney the week before closing, or you will attend closing. The attorney will guide you through signing all of the necessary paperwork to transfer ownership to the buyer.

The best time to sell your home is the time that’s right for you. Trying to time the real estate market can be a recipe for disaster. The right time to sell is when works for you, your goals, and your timeline.

I will review market reports for your area, as well as compare recently sold and currently listed homes to your home. Some of the areas I will focus on is location, size, number of bedrooms and bathrooms, and property features. I will pair this with my knowledge of the current market to give you an accurate estimate of what I believe your home will sell for.

The most important factor in selling your home is the list price. Listing your home at the correct price from the beginning will help your home get sold as quickly as possible and sometimes for even more money. Often when a home is overpriced, buyers will pass over it. It won’t even show up on their search if it is listed above their budget. Typically this causes a home to sit on the market. If there are no showings or offers coming in, you will have to reduce the price. Sometimes more than once. This can lead to buyers thinking there is something wrong with your home. They question, “why does nobody else want it?” In the end, this often leads to the home selling for less than it would have if it was priced correctly from the beginning.
