Negotiation and contract

Under contract

After the contract is signed, the home is considered "under contract," during which you conduct inspections, secure financing, and fulfill any other necessary obligations outlined in the contract.

Final details

Attend to the final details of the transaction, such as obtaining homeowner's insurance, arranging for a final walkthrough, and coordinating with the lender and other professionals to ensure a smooth closing process.


This is the transfer of funds and ownership. We will meet at the title company so you can sign the documents.

About Buying Real Estate in the Chicago Suburbs?

Yes! It is important to get a preapproval before looking a homes for a couple reasons. First and foremost, we want to know your budget so we can assure we are looking at the right homes. There is nothing worse than falling in love with a home only to find out it is out of your budget. When I speak with your lender, rather than focusing on what your maximum home price is, I will ask what your maximum monthly payment is. This ensures you are comfortable with what you are spending monthly, but also may open up higher priced homes if they are in areas with lower taxes or no HOA. Another reason we need a preapproval before getting started is because many sellers will not allow you to schedule a showing without one.

It is so important to have your own agent when buying a home. You want someone working with you that is on your side to advocate for you and help you negotiate. As a real estate agent, I also have access to listings that have note yet hit the market. This gives my clients access to more homes that buyers that are not working with an agent are unaware of. 

It is so beneficial to use your own agent when buying new construction as well! Your agent will know all of the right questions to ask, as well as be able to negotiate for you. Through negotiation, your agent may be able to get you free upgrades or even a lower sales price.

There are a few ways that a buyer’s agent can be paid. Almost always it will come from the seller’s side. The listing agent typically negotiates a commission percentage up front, and then splits that commission with the buyer’s agent. In the case that the seller or listing agent is not offering a buyer’s agent commission up front, there are a couple ways to make sure your agent gets paid. Before seeing the home, the buyer’s agent can call the listing agent to try to negotiate a commission up front. Another way is when you submit the offer, the buyer’s agent’s commission can be negotiated into the price as a closing cost credit. The final way would be for the buyers to pay their agent themselves. If there is ever a home that does not offer a buyer’s agent’s commission up front, I will always discuss your options with you before we even go to see it.
